1. Sight Analysis

Building / Renovating can be a challenging task without careful planning.

Ideally anyone thinking of building should take the time to study the area and special characteristics.

A sight analysis should be contacted end relevant plans drawn.

These plans will cover the following matters:

• Contours and geotechnical conditions.

• Buildings (including any that could be retained).

• Existing vegetation. Views to and from the site.

• Access and connection points. Drainage and services

• Orientation, micro climate and noise sources.

• Contaminated soils and filled areas (If relevant).

• Fences, boundaries and easements

• Location and use of adjacent and neighbouring buildings and outbuildings (relative approximations)

• A butting private open spaces and habitable room windows, which have outlooks towards to the site.

• Views and solar access enjoyed by adjacent residence.

• Major trees on adjacent properties.

• Location and height of walls built to the site’s boundary.

• Characteristics of any adjacent public open space

.• Street-frontage features such as services poles, street trees, kern crossovers, bus stops, and services.

• Build from and character of adjacent and nearby development, including characteristic fencing and garden styles.

• Direction and distance to local shops, schools, public transport, parks and community facilities.

• The difference in levels between the site and adjacent properties.

• Heritage characteristics (where relevant).their notable features.
